Steven Zoernack
Steven Zoernack is an American entrepreneur, asset manager, international business consultant, and technical stock index trader. He is the founder and managing director of Alliance Partners, a Sarasota, Florida-based real estate firm specializing in commercial real estate ownership, development, financing, and management. He also leads CapitalBoss, a commercial real estate lender that provides tailored capital solutions for large-balance loans exceeding $10 million.[1]

Zoernack is the creator of Investor Held Accounts (IHA), an innovative investment vehicle that enhances account security by granting institutional investors control over their funds while providing asset managers with "trade-only" access.[2]
Early life and educationEdit
Zoernack was born in White Plains, New York, in 1962 to German immigrant parents. His father, a US Army ski instructor turned electrician, and his mother, a seamstress, instilled a strong work ethic in him. Zoernack initially spoke German before learning English in kindergarten and excelled academically, skipping two grades. He attended Boston University’s School of Engineering, where he played lacrosse, before leaving to pursue a career in finance.
Hiss journey on Wall Street began with mentorship from a seasoned Greek trader, Kyriakou, who introduced him to quantitative trading strategies. His early success led to positions at top firms, including Bear Stearns, where he gained expertise in stock index arbitrage. By age 23, he was recognized as his firm's "Rookie of the Year" and one of its top-performing brokers.

Zoernack's career began during his college years when he opened a small trading account, leading to his fascination with trading. He gained early success at a major commodities brokerage firm under the mentorship of a Greek trader named Mr. Kyriakou. Recognized for his technical analysis skills, Zoernack quickly became the firm's "Rookie of the Year" and was among the top brokers in his branch.
In 1984, he joined Bear Stearns & Co., one of the top investment banks of the time, where he applied quantitative trading strategies to stock index arbitrage. By 1998, he had shifted his focus to commercial real estate and established Alliance Partners, a firm that provides real estate financing and investment solutions. Zoernack has also managed international investment funds and securitized commercial CMBS loans worth $5 million and above.[3]
Current ProjectsEdit
Zoernack is currently leading efforts to convert large areas of Florida's dying citrus groves into eco-friendly bamboo plantations. He advocates bamboo cultivation as a sustainable and profitable alternative to citrus farming, highlighting its resilience to pests and diseases and its potential for diverse applications in construction, textiles, and more.[4]
Philanthropy and Volunteer WorkEdit
Zoernack has been actively involved in philanthropy and community service. He coached a Special Olympics softball team that won a gold medal in Florida in 2017 and sponsored the Cincinnati Reds Baseball Buddies Program for underprivileged children. He has also taught religious education to young children and contributed to various charitable causes.
Personal LifeEdit
Zoernack married in 1996 and is the father of three children. He is an avid golfer and enjoys tennis, travel, deep-sea fishing, sailing, and scuba diving. He is also passionate about high-end audio, chess, and gardening.
